Questions Every Seller Needs to Ask

I have a dedicated marketing team including photographers, graphic designers, web designers, and web marketers that get working to market your home as soon as possible after your listing is up.

Look over the marketing material for this agent, including direct mail, web site, brochures, etc.

  • Is the material attractive and professional?  If not, would she market your home any better?
  • Did they respond to you quickly and efficiently?  If not, how do you think they would respond to potential buyers for your home?

On the other hand if they handled themselves professionally, make an appointment for a listing presentation.

Tell me about your work?

The answer you are looking for here is a full-time real estate agent with a long record of success in the Southwest Louisiana market. Honest, integrity and experience of the local housing market are also a plus.

How will you market my home? Can we see some examples?

Each Realtor has a slightly different marketing plan despite having the same tools in their marketing tool box: the MLS, brochures, tours, fliers, for sale signs, the internet, MLS lock boxes, open house events, direct mail, advertising and word-of-mouth.

  • Do you agree with this agent’s marketing ideas?
  • Would they work to sell your home?
  • Does this agent make the most of new technology, or is he behind the times?
  • How do the marketing pieces from this agent compare to others you’ve seen?

Professional photography represents your home the way it should be represented.

Don’t be afraid or embarrassed about asking for references. Most agents are very happy to provide references from satisfied customers. Just remember to speak with a couple of different references whose situations mirror your own so you know this Realtor can handle a transaction like yours.

How long have you been a Realtor, and what did you do before real estate?

Beware of long-time, part-time agents who have sold fewer homes in 10 years than a new agent has in her first year. The bottom line is having an agent with knowledge of the local market who’s a proven seller.

What do you recommend as the list price for my home, and why?

“It’s best to price the home within the range of what the market will bear. The market will realize that this house is priced right where it should be, and will likely sell more quickly. Usually we will determine a price range of similar homes in the area and use that to determine a good price range.”

What is “staging” and will you help us with that?

Staging is the process of preparing a property for sale. It’s important because it not only adds value to your home, but it also lessens the amount of time your home will be on the market. An agent who doesn’t talk to you about staging probably doesn’t plan on helping you with it, or thinks you’d be offended by his suggestions that you make changes to the home just to appeal to potential buyers. A successful Realtor will find a way to help you with proper staging regardless.

a real estate virtual tour

HD 360 degree virtual tours allow buyers to see the home as it truly is. Some homes have had offers in the same day the home was listed simply because they saw the virtual tour.

How do you plan to make my home stand out in today’s market?

Not an easy question to answer, but a good agent should be able to provide you with a rough example.

What if my home doesn’t sell, or if I decide not to sell my home?

The answers to these questions should all be covered in the listing agreement. Ask your agent for clarification on any parts you don’t understand.

Do you belong to any professional organizations?

First and foremost you’ll want to see that this individual has the proper credentials from his local real estate board and the multiple listing service, as well as the Association of Realtors, both the State and National level. Next you’ll want to make note that this Realtor doesn’t participate in too many organizations. Many Realtors participate in civic clubs and community groups for networking purposes, but a top-tier Realtor doesn’t spend all day in meetings, he gets out there and sells homes.

Do you have an assistant or other staff?

If an agent has staff or not doesn’t necessarily mean better service for you, but it might mean that the agent has more time to get out of the office and sell houses, instead of filling out paperwork and creating marketing material.

How is a potential buyer determined?

Ask the agent to explain what methods are used to determine if an individual meets the requirements so that no one’s time is wasted with deals “gone bad” etc.

What fees should I be aware of?

The amount that goes to the real estate agents, the brokerage fees, is not a set amount. It’s negotiable, although there is usually an average amount for each area. An agent can agree to work for less (or more), but the theory is that if it’s less (or more) the seller gets what they pay for!  Other fees may include:

  • Closing costs
  • Title Insurance
  • Taxes
  • Insurance (prorated)
  • Home owner’s association dues
  • Other

What questions do you have for me?

Hopefully you don’t have to ask this question. A good agent will have been asking polite, but pointed questions during the entire meeting. You should also decide if you would feel comfortable working with this person.
